Real estate professionals should assist buyers and sellers make an informed decision about pricing when either buying or selling, especially in this market.
Some sellers will only sell if they "get their price". The question is, when will that be? As Property Professionals we advise sellers to delay marketing their property if they are not in a position to accept a market related price in our current market.
We know that property prices will increase, the only question is, when!?
Over the past forty years in Gauteng and surrounding regions, we have seen many contributing factors that create a challenge to increased property prices. Currently, the supply exceeds the demand and prices continue to decline. The market will change to a seller's market when there are more buyers than properties for sale, the problem being no-one can forecast when that will be. Selling prices are affected by market conditions and media sentiment. However, if property owners are moving as their families have grown and they want a larger home or a more upmarket area, they will be saving on the net result. Prices in some areas have not increased over the past 5 to 7 years resulting in a larger differential between the price paid for a larger home and the reduction of the selling price of smaller properties.
How can you be guided by your Property Professional in terms of a realistic selling price irrespective of when you choose to sell? Is the person and company you choose highly respected? Will the marketing of your property be packed with a punch? Is the person knowledgeable? Do they show an interest in your requirements? Do they have letters of recommendation from other clients? Do you believe that the Property Professional you are dealing with can help you to make a sound decision? Do they have a positive it-doesn't-matter-what-the-media-is-saying-about-the-market attitude which may just be the key to a successful sale?
